Browser storage and cookies
Parsell keeps your sign-in session in your browser's local storage (or session storage, if you don't choose to stay signed in), not in a cookie. Local storage also holds your preferences (theme, map view and base layer, recent parcels), calendar events you add, and your Smart search assistant chat history (up to 50 chats), which stay in that browser. You can clear them by clearing your browser's site data for parsell.ai.
We do not use advertising cookies, third-party analytics, or tracking pixels. Usage analytics are collected by Parsell itself and are not shared with analytics providers. Google Maps, which loads in your browser for satellite imagery and Street View on paid plans, may set its own cookies under Google's privacy policy.
2.3 Information from third parties
Property and public records data
Parsell aggregates publicly available data from government sources to power the research platform. This includes:
- County assessor and treasurer records (owner names, mailing addresses, assessed values, land use codes, tax sale lists)
- County recorder documents (deeds, liens, chain of title)
- Court records (probate cases, such as through Washington State Digital Archives and other public court indexes)
- FEMA flood zone data, USFWS wetland data, USGS and USDA terrain, soil and imagery data, and EPA environmental data
- State revenue department assessment data
- Utility service area data from state agencies and utilities
This data is sourced from public records and is used to generate property research reports. We do not buy contact information (phone numbers or email addresses) about property owners or heirs, and we do not use public records to build personal profiles for marketing or advertising purposes.
Phone verification
When you verify your phone number, the code is sent and checked by Twilio or Google Firebase. We receive confirmation that the number was verified.

4. Property research data and third-party subjects
Parsell's property research features surface publicly available information about property owners, heirs, and other individuals named in public records. This section explains how we handle that data.
4.1 Purpose limitation
Information about third parties (property owners, heirs, recorded document parties) surfaced in Parsell is intended solely for property due-diligence purposes in connection with evaluating or acquiring real property.
This information may not be used for:
- Commercial solicitation or marketing
- Employment, credit, tenant, or insurance screening
- Harassment, stalking, or any unlawful purpose
- Any purpose not directly related to the property being researched
These restrictions are also stated in our Terms of Service and are a condition of using the Service.
4.2 FCRA notice
Parsell is not a consumer reporting agency as defined by the Fair Credit Reporting Act (FCRA). Reports generated by Parsell are not consumer reports and may not be used for FCRA-regulated purposes, including employment decisions, credit decisions, tenant screening, or insurance underwriting.
4.3 Removal requests
Individuals who believe their personal information has been surfaced in Parsell may submit a removal request to privacy@parsell.ai. We will review requests and remove or suppress information where we have a legal or factual basis to do so.
Participants in Washington's Address Confidentiality Program (ACP) and equivalent programs in other states we cover are encouraged to submit removal requests. We will honor suppression requests for ACP participants.
5. How we share your information
We do not sell your personal information. We share information only in the following circumstances:
Service providers
Parsell's database and uploaded files are kept on servers Parsell operates. We share information with third-party vendors who help us operate the Service:
- Google Firebase — website hosting, phone verification, and backups of report data
- Google Gemini — AI analysis: report data, document and aerial images, and the text you send to Smart search and the assistants
- Google Maps Platform — satellite maps and Street View, loaded in your browser on paid plans
- Twilio — text messages with verification codes
- Resend (or our email host) — account emails
- Our payment processor (Stripe) — payments for plans and reports
These providers are permitted to use your information only to provide services to Parsell.
Our lending partner (a third-party lender)
When you submit a financing request, we share the name, phone number, email address, and reason you entered, and the parcel and report it was sent from, with our lending partner so they can contact you about financing. The lending partner handles that information under its own privacy policy. We don't share your information with the lending partner unless you send a request.
Legal requirements
We may disclose information if required to do so by law, subpoena, court order, or government request, or if we believe disclosure is necessary to protect the rights, property, or safety of Parsell, our users, or the public.
Business transfers
If Parsell is acquired by or merged with another company, your information may be transferred as part of that transaction. We will provide notice before your information is transferred and becomes subject to a different privacy policy.
With your consent
We may share information in other circumstances with your explicit consent.
6. Data retention
We retain your information for as long as your account is active or as needed to provide the Service. Specifically:
| Data type | Retention period |
|---|---|
| Account information | Until account deletion + 30 days |
| Reports and parcel data | Until account deletion |
| Financing requests | Until account deletion, or sooner on request |
| Assistant chat history | In your browser until you delete it or clear site data |
| Payment records | 7 years (tax and legal compliance) |
| Usage logs | 90 days rolling |
| Support communications | 3 years |
| Aggregated analytics | Indefinitely (no personal identifiers) |
When you delete your account, we delete your personal information within 30 days, except where retention is required by law (such as payment records for tax purposes). Information already shared with our lending partner is held under its own policy.
7. Data security
We implement technical and organizational measures to protect your information, including:
- Encryption of data in transit (TLS)
- Encryption of data at rest
- Access controls limiting which employees can access user data
- Regular security reviews
No method of transmission over the internet is 100% secure. We cannot guarantee absolute security. If you discover a security vulnerability, please report it to security@parsell.ai.
8. Your rights and choices
8.1 Access and correction
You may access and update your account information at any time from Account settings. If you need to correct information that is not editable in the app, contact support@parsell.ai.
8.2 Data export
You can download a copy of your data at any time from Account settings, under Data & privacy. The file is machine-readable (JSON) and includes your profile, reports, shortlist and billing history. If you need anything it doesn't cover, contact support@parsell.ai and we will respond within 30 days.
8.3 Account deletion
You can delete your account yourself from Account settings, under Data & privacy, or by contacting support@parsell.ai. Deleting your account signs you out everywhere, ends any paid plan right away, and removes your profile, reports, shortlist and saved settings. Deletion removes your personal information within 30 days, subject to legal retention requirements. We keep payment records our payment processor and tax rules require, and a record that your phone number has already used its free report, so the free report can't be claimed again with a new account.
8.4 Marketing communications
We do not currently send marketing emails. If we start, every marketing email will include an unsubscribe link. You cannot opt out of transactional emails (verification codes, receipts, account security notices).
8.5 Browser storage and cookies
You may clear Parsell's local storage and any cookies through your browser settings. Clearing them signs you out and removes preferences and chat history saved in that browser.
8.6 California residents (CCPA)
If you are a California resident, you have the right to:
- Know what personal information we collect and how we use it
- Request deletion of your personal information
- Opt out of the sale of your personal information (we do not sell personal information)
- Non-discrimination for exercising your privacy rights
To exercise your California rights, contact privacy@parsell.ai.
8.7 Residents of other states
Residents of Colorado, Oregon, Utah, and other states with consumer data privacy laws may have additional rights, such as to access, correct, delete, or obtain a copy of their personal data. We honor requests consistent with applicable state law. Contact privacy@parsell.ai to exercise your rights.
9. Children's privacy
Parsell is not directed at children under 18 years of age. We do not knowingly collect personal information from children under 18. If you believe we have inadvertently collected information from a child under 18, please contact privacy@parsell.ai and we will delete it promptly.
10. Third-party links and services
Parsell links to county websites, recorder portals, auction platforms, and other third-party resources. These third parties have their own privacy policies, which we do not control. We encourage you to review the privacy policies of any third-party sites you visit.
11. Changes to this policy
We may update this Privacy Policy from time to time. We will notify you of material changes by email or by prominent notice on the Service at least 30 days before they take effect. The "last updated" date at the top of this page reflects the most recent revision.
Your continued use of the Service after the effective date of a revised policy constitutes your acceptance of the changes.
