How Washington tax deed sales work

Washington sells the land itself. When taxes are three years delinquent, the county treasurer takes the parcel through Superior Court and sells it at a tax foreclosure auction, usually once a year. Parcels nobody bids on become county tax-title land, which the county can sell directly.

What you buy
The land, by treasurer's tax deed.
Who sells
The county treasurer.
When a parcel can be sold
After three years of delinquent taxes, a court judgment and an order of sale.
When
Once a year in most counties, on the date the court order sets.
Where
Online in most counties, on Bid4Assets or Public Surplus. A few still sell in person.
Redemption
Until the business day before the sale. None after, except for minors and legally incompetent owners, and 120 days for the IRS where it held a lien.
Unsold parcels
Become county tax-title land the county can sell directly, with no auction.
Surplus
Goes to the prior record owner, who has three years to claim it.
Title
The deed carries no title warranty, and some recorded liens can survive.

Law: RCW 84.64.050, 84.64.070, 84.64.080 and 36.35. A summary, not legal advice. Confirm the rules and deadlines with the county before you bid.
